Our Process
The ASI Proven Process.
Seven steps from the first meeting to certificate of occupancy. Select a step to see who is involved and what gets decided.
Step 1 of 7 · Preconstruction
Kick Off Meeting
ASI, the owner and the design team meet and preconstruction is assigned.
Outcome
A preconstruction team in place, roles agreed, and a shared understanding of what the owner wants to build.
Attendees
- ASI
- Owners
- Design Team
- Pre-Con Assignment
What you'll hear
- Pre-Con
- Preconstruction: the planning, estimating and coordination ASI does before anything is built.
- Pre-Con Assignment
- Team alignment. ASI names its preconstruction lead and estimator, the owner names a decision-maker, and the architect's role and deliverables are set, so everyone knows who owns which calls before design starts.
- Program
- The list of what the building has to contain: uses, room counts and square footage.
Step 2 of 7 · Preconstruction
Project Goals
Budget, building size and schedule targets are set before design advances.
Outcome
A target budget, a site plan direction, and design and project schedules everyone has signed off on.
Set in this step
- Budget / SF / Key
- Site Plan
- Design Schedule 30% · 60% · 90%
- Project Schedule
What you'll hear
- Estimate
- ASI's projected cost of the work. It starts conceptual and tightens at each design milestone.
- SF / Key
- Square footage and guest-room count, the two numbers a hotel budget is built on.
- Building system
- The structural approach: wood frame, load-bearing metal stud, structural steel or AAC panels. Chosen early because it drives cost and schedule.
Step 3 of 7 · Preconstruction
50% Meeting
Design is half complete. Documents are reviewed and the budget and start date are updated.
Outcome
A revised budget and start date based on real site data and schematic drawings.
Reviewed
- Geo Tech
- Site Plan
- Schematic Plan
- MEP Narrative
- Revise Budget
- Revise Start Date
What you'll hear
- Geotech
- Soil report that tells the engineer what the foundation has to sit on.
- Schematic plan
- The first real drawings of the layout, before engineering detail is added.
- MEP narrative
- A written description of the mechanical, electrical and plumbing systems before they are drawn.
- AAC
- Autoclaved aerated concrete (MegAACrete): lightweight precast panels ASI specializes in. Fire-rated, quick to erect and quiet between rooms.
Step 4 of 7 · Preconstruction
Permit Meeting (90%)
Documents are permit-ready. The price is guaranteed, the contract is finalized and the start date is set.
Outcome
A guaranteed price, a signed contract and an official start date.
Finalized
- GMP
- Contract SOV, RM
- Permit Application
- Official Start Date / NTP
What you'll hear
- GMP
- Guaranteed Maximum Price: the most the owner will pay for the defined scope. Overruns above it are ASI's.
- SOV
- Schedule of Values: the GMP broken into line items by CSI division. Every pay application is measured against it.
- NTP
- Notice to Proceed: the written go-ahead that finalizes the official start date and drives mobilization.
- CSI divisions
- The construction industry's standard numbering for types of work. ASI's estimates and SOVs are organized by these divisions.
Step 5 of 7 · Construction
Break Ground
Construction starts.
Outcome
Site mobilized and work underway on the official start date.
What you'll hear
- Mobilization
- Fencing, job trailer, temporary utilities and equipment arriving on site in the first days.
Step 6 of 7 · Construction
Recurring Meetings
Owner, architect and contractor meet on a set schedule for the whole build. The same numbers are on the table every time, so nobody is surprised.
Outcome
An owner who always knows where the schedule, the budget and every open question stand.
Standing agenda
- Schedule
- Budget
- RFIs & Change Orders
- Pay Application
What you'll hear
- OAC
- Owner, Architect, Contractor: the three parties in the room at every recurring meeting.
- RFI
- Request for Information: a written question to the design team when the drawings need clarifying. Logged and tracked so nothing is decided informally.
- Submittal
- Product data, samples or shop drawings sent to the architect for approval before material is ordered.
- Change order
- A written, priced change to the contract. Under the ASI Guarantee, no change in original scope means no change orders.
- Pay application
- The monthly invoice, tied line by line to the SOV, showing percent complete.
Step 7 of 7 · Closeout
Certificate of Occupancy
The building is turned over and the project is closed out.
Outcome
Keys to a finished, occupiable building, with its documentation and warranty in hand.
Delivered
- Close out Docs
- Punch List
- Warranty
What you'll hear
- C of O
- Certificate of Occupancy: the city's confirmation that the building is safe to occupy.
- Punch list
- The final list of small items to correct before turnover.
- Closeout documents
- As-built drawings, operating manuals and warranties handed to the owner.
The ASI Guarantee
We will design a project within 1% of your Project Goals or our time is free.
No change in original scope = No change orders.
